When we bought the Cayala apartment that I’m filming this video in about eight years ago, there were rumors that the U.S. Embassy was going to be built in this area.

To be quite honest with you, I didn’t come to Guatemala to live next door to Americans or any large group of foreigners but clearly when the US Embassy moves into specific area, it tends to have a fairly dramatic impact on real estate values.

That has most definitely been the case here in Guatemala, approximately 400 meters away from where I’m sitting right now just over there is the brand new US Embassy.

Because the US Embassy is here rental prices have gone up substantially not just in this building but also in the area surrounding this building

In this area for example 8 years ago my wife and I Look to some really beautiful luxury homes, at that time those homes were priced at around $340,000 and now this home are selling for $1.1 million dollars just 8 years later.

Now again this particular area is known as the Beverly Hills or Guatemala so this is not known as like the place with the cheapest real estate.

There are some incredibly affordable places to live in Guatemala they may be perfect for you but again you need top look at the pros and cons.

Where we live here in Cayalá it is incredibly convenient, there is virtually everything we could possibly wish for within walking distance and by the way, I don’t have a car.

So I walk to the supermarket, I walk to the gym, I can walk to dozens and dozens of restaurants, I can walk to a cinema with multiple screens.

I can walk to practically everything that I need.

Doctor’s offices, laboratories to get blood tests, medical clinics everything that I need is within walking distance.

When I do wish to visit another area in Guatemala City I just take an Uber.

I don’t think I’ve ever paid more than 50 Quetzales to travel from where we live here in Guatemala City to another place whether it’s a different mall or my wife wants to visit to a different ‚vivero‘ or Nursery, Cayalá is incredibly convenient location.
